A developer has withdrawn an application to build a strip mall on Kinderkamack Road and is considering appealing the Westwood Zoning Board's decision to reject his plan to build another strip mall at the former Chevy dealer. Developer Nicholas Aynilian had proposed to build a pair of five-unit strip malls at the former Chevrolet of Westwood building on Kinderkamack Road and the empty lot across the street. Whether or not Aynilian will pursue the appeal will depend on whether he wants to "invest any further in this effort at costs which, even if successful, may jeopardize the financial viability of the project," he wrote in an email. The Westwood Zoning Board rejected an application to build a strip mall at the former Chevy dealer on Kinderkamack Road for the second time in less than a year during their meeting Monday night. Board members unanimously voted to deny the plan, which called for a portion of the building to be demolished and replaced with a smaller 8,051-square-foot mall that would have included a 7-Eleven and as many as four other businesses. Members said they were concerned with traffic, a proposed pylon sign, and the use variance for a convenience store in a site near a residential zone. A formal objector has come forward against a plan to build a strip mall at the former site of the Chevrolet of Westwood, and several residents who live near the site have also expressed concern about the plan. The plan, which is currently before the Westwood Zoning Board, calls for a 8,051-square-foot, five-unit strip mall to be built on the site of the showroom for the defunct car dealership on Kinderkamack Road. A property owner wants to subdivide a Fourth Avenue lot and build another home at the site, but some neighbors are concerned about a stream that flows past the property.
Neighbors of a Fourth Avenue property are worried that a proposed subdivision could cause a stream to flood their homes. The Westwood Zoning Board began hearing an application this week to subdivide 484-486 Fourth Avenue and build a second home on the newly-created lot. The plan calls for an existing 14,240-square-foot lot which currently contains a two-family home to be split into a 7,505-square-foot lot and a 6,735-square-foot lot. The existing home, located on the corner of Fourth Avenue and Boulevard, would remain and the property owner would build a new one-family home facing Boulevard. The Westwood Zoning Board is scheduled to discuss a plan to build a cell phone tower above Pascack Theaters during a special meeting this week. MetroPCS has proposed to build a 25-foot tower above the theater, which would have a combined height of about 70 feet. The tower would have a faux brick surface designed to look like a smokestack. The tower would fill a gap in the company's coverage in and around Westwood, according to radio frequency enigneer Christopher Olsen. The plan requires variances for the tower's height and for the use, which is not permitted in the Central Business District. A man who wanted to open a "golden age" movie theater in Westwood said he is going to start looking for other towns to open his business because of an objection from the owner of the Westwood Theater. Ray Walsh, a retired employee of the New York Giants, had planned to open a 96-seat theater at 312 Kinderkamack Road which would have played movies from the 1930s and '40s. The business is a "bucket list" item for Walsh, who previously told Patch he once co-owned a similar business in Ridgewood. Walsh said he did not believe his theater would be competing with the larger "first run" theater on Center Avenue. Movies from "the golden age" of cinema may be coming to a new theater in Westwood, if an application for a use variance is approved by the Westwood Zoning Board. Ray Walsh, a retired employee of the New York Giants who lives in Ramsey, said opening the theater was a personal "bucket list item" stemming from his love of classic movies. If the plan is approved, he will open up a 96-seat theater in a former law office at 312 Kinderkamack Road.
