First Hartford Realty has proposed to demolish several homes on Pascack Road and build a 14,600-square-foot CVS with a drive-through on the corner of Washington Avenue. The Washington Township Zoning Board will continue hearing the application at a special meeting tonight.
The developer had originally applied to build a CVS and another 4,000-square-foot retail store last June, but revised the application to remove the second store. At the first hearing of the revised plan in December, engineer David Caruso began explaining the plans but had to stop when Board Attorney Donna Baboulis realized that sufficent notice for the hearing may not have been sent because of a retaining wall that runs across several properties.
Also at the December meeting, attorney Christopher Minks argued that the board could not hear the application until the Department of Environmental Protection had reviewed a stream that runs through the back of the property. Minks has been hired to object to the plan by Northgate Condominium Association.
Before another hearing in January, First Hartford's attorney, Carmine Alampi, wrote in a response to Minks that Municipal Land Use Law allows the board to hold the hearings, according to NorthJersey.com.
The plan has drawn criticism from residents, who say the busy intersection won't be able to handle the extra traffic the store will bring. At a hearing of the original application, an attorney for First Hartford said the plan could help with proposed improvements to the intersection.
The meeting is tonight at 7:30 p.m. in the Washington Township Municipal Building.

I try to avoid this intersection. It should have left turn signals in every aspect. Everybody forgets that CVS Is building a new store in downtown Westwood on Broadway. Are the CVS CEO's too greedy?!

Does it even matter what we think? The local government in the township has already decided that they will do Mr. Kourgelis' bidding at any time. He owns our town, lock, stock and barrel. Our only hope is new local governance.

You wonder what the impetus is to build a CVS in this area when there is a Rite-Aid just 1/4 mile down the road. As for the new CVS in Westwood, there is already a CVS in Westwood so why not just refurbish it----I suspect something is up!

An attractive CVS building with ample, well-designed parking space that has some green areas would enhance the appearance of that corner without adversely impacting traffic flow. A CVS at that location would serve the Washington Township & Hillsdale communities whereas the one in Westwood is more accessible to residents of that town as well as those from River Vale & Emerson. Lastly, many of us prefer purchasing our meds from a CVS pharmacy rather than from other retailers such as Rite Aid & having a new business in town would provide job opportunities to both the teenage & the senior population.

I live on Leigh terrace and went on Clinton ave to count the number of vehicles avoiding the corner of Pascack Road and Washington Ave. Within 15 minutes on a tuesday 22 cars. So, I challege the traffic experts to see why those are avoiding that corner. By, typically speeding between 35-45 mph on a 25 mph zone. Thats not counting after or before 5pm. Theres obviously a misscalcuation of 14 making turns onto Pascack rd and right onto Washington Ave or a head in the sand theory. Lets pretect our families and friends. The corner has many turning lanes and there all within our unsafe neighborhood. Opening a CVS on would make an over burden corner impossible to deal with. Please look at the whole picture. My kids can't go to play outside for fear of traffic coming from all directions. My daughter lives on clinton ave. Her lot faces three streets. Remember this is a "family community" not a highway. CVS is not interested in the community. They are interested in monopolising the area. The resources will be our responsiblity when problems arise our officals and experts overlooked for their own benefit. You will have a difficult time getting the drugs that you need fighting traffic unless you're one of the few that ajoin borders within the proposed CVS complex.

Pauline: And of course NO ONE is going to make illegal left turns out of that parking lot, furthering the traffic tie-ups at that corner, right? Maybe in the Land of Skittles and Unicorns that would be true. But in New Jersey? A No Left Turn sign means nothing. (Are you a CVS executive?)

This is a very congested intersection where traffic is delayed and bakced up. Putting a store there will only add to the delays, congestion and traffic headaches that already exist. A right turn lane is badly neeeded onto Washington Avenue from Pascack and should be included in any plans for the property. Hundreds of cars pass daily and it is almost always backed up during peak hours. I like CVS as a store but this is a very bad plan.

With a shopping center HALF empty we do not need another retail strip less than a mile away. What we need is a thriving center that shows that this a desirable place to live. We now look like a western ghost town. I agree that another CVS or bank is not an enhancement to a corner that is already a nightmare!

The best use of that corner would be to IMPROVE the capacity and traffic flow at the light. Put the CVS in the shopping center - Rite Aid wont mind

I agree with nancy. We're in no need of more traffic. When we have traffic using all the the streets the residenual streets to avoid the corner of soutbound Pascack for a right and left turn, westbound Washington Ave turning right northbound onto Pascack Road.
